TERRALINE [DESIGN COMPLETED 2022] HIGH-RISE {27 STORY] TYPE 1A CONSTRUCTION SPEC-OFFICE BUILDINGS LOCATED IN BELLEVUE, WA. A FULL CITY BLOCK SITE AT THE EASTERN BOUNDARY OF DOWNTOWN BELLEVUE, THE SITE IN UNIQUELY LOCATED AT A PROMINENT ENTRY POINT INTO THE DOWNTOWN CORE BETWEEN I-405, CITY HALL, NE 6TH ST, AND NE 4TH ST - DIRECTLY ADJACENT TO THE NEW SOUND TRANSIT LIGHT RAIL STATION. THE GOAL WAS TO CREATE AN URBAN EXPERIENCE WHICH PRIORITIZES THE PEDESTRIAN STREETSCAPE ENVIRONMENT, ENGAGING WITH THE DEVELOPING CITY INFRASTRUCTURE AND FACILITATING A DIRECT RELATIONSHIP WITH THE PROPOSED GRAND CONNECTION. THE EXPERIENCE IS CARRIED UP THROUGHOUT THE TOWERS TO PROVIDE OFFICE TENANTS WITH INCREASED CONNECTIVITY TO THE EXTERIOR RESULTING IN AN EMPHASIS ON OUTDOOR SPACES FOR GATHERING AND WORK, PLUS ACCESS TO DAYLIGHT AND FRES AIR ACROSS THE FLOORPLATE. THE DESIGN INCLUDE 1.15 MILLION SF OF OFFICE SPACE, 14 THOUSAND SF OF GROUND LEVEL RETAIL AND 2 LEVELS OF BELOW-GRADE PARKING WITH ACCESS FROM 112TH AVE NE AND 114TH AVE NE. THE AT-GRADE OUTDOOR PLAZA IS LOCATED CENTRALLY ON 112TH AVE NE LEADING VISITORS DOWN A GRAND PATHWAY THAT CULMINATED IN A PUBLICLY-ACCESSIBLE LANDSCAPED PODIUM ROOF WHICH PROVIDES FUTURE OPPORTUNITY FOR CONNECTION TO THE LID PARK OVER I-405. STRUCTURE CONSISTS OF COMPOSITE METAL DECK WITH CONCRETE TOPPING FLOOR SLABS, STEEL LATERAL AND MOMENT FRAMES; EXTERIOR SKIN CONSISTS OF UNITIZED CURTAINWALL WITH INTEGRATED METAL PANELS AND CEMENTITIOUS PANELS.
